A short form contract for the sale of residential land (freehold or leasehold), incorporating the Standard Conditions of Sale (Fifth Edition - 2018 Revision) (SCS). It may be used in straightforward residential property transactions and is suitable for use where the conveyancers acting for the parties are following the Law Society Conveyancing Protocol.

NOTE: The SCS (Fifth Edition) were revised in March 2018 to update the definition of clearing bank in SCPC 1.1.1(b). Practical Law Property's materials have been updated to refer to the SCS (Fifth Edition - 2018 Revision) but the materials apply equally to the Fifth Edition (with the exception of SCPC 1.1.1(b)). Contracts entered into on or after 13 November 2017 that incorporate the SCS (Fifth Edition) will need an express clause to be added to amend SCPC 1.1.1(b).
