Dominant Estate

Also known as dominant tenements and benefitted property. A parcel of real property that enjoys the benefit of an easement over another parcel of real property. The real property burdened or subject to the easement is referred to as the servient estate. The type of easement involving a dominant estate is usually an easement appurtenant.
