It is assumed that the landlord retains the structural parts and that upper storeys will be separately let. It is also assumed that there are no external areas (such as a service area). The tenant contributes to the costs of repair of the structural parts. It is assumed that the lease, when granted, will be a headlease. This standard document is not intended for use for a unit in a shopping centre. The prescribed clauses can be deleted if not required.
