This deed of easement grants a right of way.

It is assumed that:

The grantor owns the freehold interest in the servient property and the grantee owns the freehold interest in the dominant property.
The grantor's title to the servient property and the grantee's title to the dominant property are each registered at HM Land Registry.
The grant of the easement is in consideration of the payment of a capital sum by the grantee.
