Design Professional

A licensed architect or engineer who provides professional services to a construction project. The design professional can do one of the following:
  • Contract directly with the project owner.
  • Contract as a subconsultant to another design professional.
  • Participate as a design-builder.
The terms of the design professional contract define the scope of services and compensation. Professional services can include some or all of the following:
  • Program planning and development.
  • Preparation of plans and specifications.
  • Preparation of construction bid packages.
  • Construction administration, such as:
    • inspecting the progress of the work (generally for compliance with the construction documents);
    • reviewing payment requisitions;
    • reviewing and approving change orders; and
    • preparing punchlists for the completion of the work.
  • Dispute resolution.
  • Commissioning building systems.
