Licence from the landlord giving consent to underlet the whole of the property comprised in either a new or old lease under the Landlord and Tenant (Covenants) Act 1995. The licence also permits the change the use of the property and the carrying out minor works.
It is assumed that planning permission is not needed for the works (although it may be for the change of use) and that the underlease will be a new lease under the Landlord and Tenant (Covenants) Act 1995.
