ALTA/NSPS Land Title Survey

A survey of real property performed with the minimum standard requirements. The American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS) establish minimum land surveying standards for surveying real property.

Generally, an ALTA/NSPS land title survey is the most detailed level of survey that a surveyor can prepare. An ALTA/NSPS land title survey can include items, such as:

  • Improvements and structures.

  • Boundary lines.

  • Plottable recorded documents, including:

    • easements;

    • utility rights of way or easements; or

    • rights of way.

  • Access points.

  • Water features.

  • Historical monuments.

  • Cemeteries.

The latest update to the ALTA/NSPS standards occurred in 2016.
