Base Building
The shell condition of a building before the installation of tenant improvements. The base building generally includes:
- The roof and façade.
- Lobbies, hallways, elevators, and public stairs.
- Primary mechanical and supply systems, including:
- heating, ventilation, and air conditioning (HVAC);
- electricity, water supply, and gas lines; and
- telephone lines and data cabling.
