Servient Estate
Also known as servient tenements and burdened property. A parcel of real property that is burdened by or subject to an easement that benefits another parcel of real property. The real property benefitted or enjoying the use of the easement is referred to as the dominant estate. The type of easement involving a servient estate is usually an easement appurtenant.
