Zoning Confirmation Letter

Written verification of the allowed uses, development standards, and regulations applicable to a specific site. A zoning confirmation letter typically can be requested from an official zoning office, or its equivalent, in the county where the real property is located. Zoning confirmation letters are often obtained by finance institutions during due diligence, but can be requested by anyone at anytime.
Though zoning verification letters vary from jurisdiction to jurisdiction, the letters typically:
  • Describe the current zoning laws applicable to the property.
  • Summarize the current uses allowed.
  • List the applicable land use history.
