Abstract of Title

A compilation of the history of title for a specific parcel of real estate. Licensed abstractors generally prepare and certify abstracts of title. In many states, the abstract of title forms the basis for preparing a title insurance policy.

An abstract of title begins with the original grant and includes all later conveyances and encumbrances that are recorded in the public records where the property is located.
