A 30-day notice to quit (sometimes called a notice to vacate) for service on a tenant as a condition precedent to bringing an eviction action in Pennsylvania. A landlord must use this notice when the lease term is longer than one year and the eviction is based either on the tenant's holding over or breach of the lease other than for nonpayment of rent.
