Contractors, subcontractors, suppliers, and other construction professionals (collectively, claimants) have several options to secure payment for improving privately owned real property in Pennsylvania. One common method is to assert a mechanics' lien.
The Mechanics' Lien Law of 1963 (MLL) governs the creation of mechanics' liens in Pennsylvania (49 P.S. §§ 1101 to 1902). Claimants must strictly comply with the MLL's requirements.
